  1. Do you have permission to sub-lease from the apartment complex? Yes! We make sure we are transparent about our intentions before we ever sign any paperwork with the leasing office.
  2. Do you own the homes? Yes! We have worked hard to own our single-family homes and we take pride in caring for it!
  3. Who are your clients? We are not biased and do not discriminate when it comes to our clients. However we do usually attract nurses, athletes, professionals, and other people looking for temporary housing.
  4. How do you book your clients? We use a variety of platforms and methods to make sure our places are always occupied. No matter what method we use, we always screen our clients because we believe in win/win/win situations. We want clients who will respect our community, neighbors, house rules, expectations, etc.
  5. Have you ever had any issues when booking clients through a vacation home site? No! We have been in business for a while and so we figured out quickly the criteria we are looking for when we are looking for a tenant. We make sure the tenant is a perfect fit for us and we are a perfect fit for them. We have met hundreds of people from all over the world and not all have been outstanding but I do not have any incident that happened to me while using a site like Airbnb that was not solvable or completely catastrophic. Side note- The worst incident I have had was many moons ago, a man came to stay in my own personal home and he was complaining about everything the second he arrived. By the time he left (about 3 or 4 days later) he told my husband and I that he loved our place, he would love to come back, and that he really enjoyed his stay. We love to turn incidents like these into positive experiences.
  6. How do you make sure you keep your homes secure? We use a variety of methods to make sure we keep our places secure but some that stand out are we use cameras on the outside of our properties (and keep constant eye on them), we have created rental agreements that highlight rules like high penalties for unauthorized guests and high penalties for not obeying quiet hours, and we make sure we screen our tenants to avoid unqualifiable tenants.
  7. How has COVD-19 affected you? We have always maintained a level of cleanliness and sanitation when it comes to our homes but since the pandemic we have made sure we are even more aware of all our cleaning habits. We use chemicals listed on the CDC website that highlight are the best chemicals to kill not only the Coronavirus, but other viruses and bacteria’s as well. We wash all linens and towels after each guest and especially pay attention to details like light switches, door handles, remotes, etc.

  9. Is Smart Investment Group LLC a large corporation? We are a small family owned business; we do aspire to build our portfolios in the near future and grow our business but as of now we are a husband and wife team doing this on our own! Nelson is an essential worker and Sarai is a stay-at-home-mom. We hope one day to help provide jobs for other people and really contribute to our community in a big way but as of now we are still very small.
